Fair Housing

Gerald Germany and Compass are committed to upholding all applicable fair housing laws. New York State requires every real estate licensee to provide the Department of State’s Fair Housing Notice and Housing and Anti-Discrimination Disclosure.

Standard Operating Procedures

New York State law requires real estate brokers to publish their standard operating procedures for prospective homebuyers. As a licensed associate real estate broker with Compass, Gerald Germany follows Compass’s published procedures:

Identification

Compass does not require prospective buyers to show identification in order to work with a Compass agent. Identification may be required by a third party — for example, building security, a homeowner, or a listing agent — to enter certain buildings, open houses, or showings.

Exclusive Broker Agreement

Compass does not require prospective buyers to sign an exclusive brokerage agreement in order to work with a Compass agent.

Mortgage Pre-Approval

Compass does not require prospective buyers to provide a mortgage pre-approval in order to work with a Compass agent. A third party, including a seller or listing agent, may require proof of pre-approval before a showing, open house, or offer.
